IN THIS LESSON

STAGING STANDARDS

These are non-negotiable presentation standards.

BEDS

• Sheets tight, wrinkle-free
• Pillows fluffed and chopped
• Decorative pillows centered
• Comforter evenly spread and hotel/military tucked
• No visible stains or hair

Beds must look hotel-level.

TOWELS

• Folded into spa-rolled towels
• Rolled or stacked neatly on the ends of the beds and in bathrooms
• Bath mats rolled at the base on the bathtub
• No mismatched presentation

Uniformity builds visual trust and consistency.

TOILETS

• Lid down
• Paper V-folded + Sanitation band
• Exterior wiped
• Floor around base clean

Small details create big impressions.

KITCHEN PRESENTATION

• Counters clear
• Coffee station organized
• Appliances aligned
• Sink empty and polished
• Trash hidden and secured

The kitchen is a focal point.

It must feel intentional.

FINAL WALKTHROUGH

Before leaving:

• Turn off lights
• Lock all doors
• Confirm staging
• Upload final photos to Breezeway (multiple shots per room and close ups!)
• Double-check checklist

Do not rush the exit.

CLEAN IS EXPECTED. STAGING CREATES IMPACT.

Final Staging is what elevates the property from clean to 5-star ready. This is the moment guests walk in.

Everything must feel, symmetrical, intentional, fresh and professional.
